Nobody wants to get spammed with dozens of listings every single day but there is a good balance between social media and real estate marketing. When it comes to selling real estate, and even your own home, utilizing the power of the Internet can really make a huge difference on how long your home sits on the market and what someone is willing to pay for it. According to several real estate agents, not just in our office but across the nation, 65% to 85% of their business is generated by social media alone. That’s an immense amount. How do these agents do it? By harnessing the power of social media sites such as Facebook, Twitter, Google plus, LinkedIn and one of the newest powerhouses to the social media platform, Pinterest. You never know who exactly is going to buy your home so by exposing your home and your listing information to a wide variety of friends and friends of friends, you will get more eyes on your home, your listing, and work offers on the table.

Can use the social media platforms a variety of different ways. For Facebook, it’s important to set up a fan page for your listing or have your real estate agent promote the listing on their business page with titles and unique incentives such as “you won’t believe what this home has in the basement”, or “this has room for the whole family including a horse!” These catchy phrases get people to click on the link which takes them to the website or to a listing page on a major real estate website. This gives more eyes on your property, your listing, and eventually gets an offer.

Make sure you promote your listing to all of your friends and family because you actually know the person that will end up purchasing your home. They can share it with their friends and family and before you know it when home listing has been shared 300 times.

This type of marketing can go for Twitter, Google plus, LinkedIn and one of the newest social medias, Pinterest. Pinterest is a social media built solely around images. If you have professional images taken of your property, and you should, you can promote those images on Pinterest for free. If you professionally staged your kitchen sure you talk about the staging, the local staging agency or the real estate company listing the property. You can even put a price tag on your home which works exceptionally well with an exterior photo of the home or the view. Find local boards for the area the home is listed in and share with others from the area. Make a specific board just for a listing or an area and share and reshare the information.
